This newly built residence sits on approximately 20,234 square metres of coastal woodland in East Hampton, New York. Inspired by the Arts and Crafts aesthetic of revered British architect Sir Edwin Lutyens, the property covers a gross floor area of around 1,400 square metres. Kligerman Architecture & Design led the architectural design, while the interiors were realised by London and New York based designer Bryan O’Sullivan. The homeowners had previously consulted several local designers but could not find the right fit. They chanced upon Bryan O’Sullivan through social media just as the designer was preparing for a trip to New York. The pair clicked instantly, and this collaboration led the designer to open a new studio in Manhattan.

Honouring Sir Edwin Lutyens’ hallmarks of steep pitched roofs, substantial chimneys and orderly window openings, the building avoids rigid imitation of historic structures. Soft earthy tones form the spatial backbone, where blush peach, sage green, ochre and natural wood textures interweave, striking a balance between vintage character and laid back daily life for a large family. The designer personally accompanied the homeowners to Italian quarries to select marble, whose distinctive textured finishes grace both the primary and guest bathrooms. New York based artisan David DeSantis hand forged the stair railings and metal bed frames. Throughout the house sit 1970s rocking chairs, 1950s Italian light fixtures and vintage armchairs unearthed at Parisian flea markets. Tucked away on the ground floor is a surprising cocktail bar. Its walls are covered in deep red brocade, paired with curved banquettes upholstered in the same fabric, making it the social heart for family gatherings.

The landscape is the work of Deborah Nevins. Drawing on the gardening principles of Sir Edwin Lutyens and garden designer Gertrude Jekyll, the design fosters a gentle integration between architecture and native plant life. The basement accommodates a lounge for children’s overnight stays as well as bunk bed guest quarters. Artwork by Lawrence Weiner adorns the base of the swimming pool.
